When there is no one in your apartment we will ventilate and inspect your apartment 2 times per month (in the middle and at the end of the month). We ventilate the apartment, put water to drains and sewers, test all electrical equipment, check that there are no ants or other insects, poison them if necessary. If we notice anything unusual or alarming in the apartment during the inspections we will inform the owner separately by email

When your apartment is empty we can provide you a plenty of peace of mind with our regular apartment inspection service. We will inspect your apartment in the beginning and/or in the middle of every month. Of course you can also order weekly inspections as well. The price is only 150 THB/time or 250 THB/month (+ the water and electricity used for inspections).

Ventilation:
As we all know the climate in Thailand is very hot amd moist. If the apartment is not ventilated regularly the moisture content rises and soon there will be a fusty smell. That occurs when the moisture content sinks to the textiles and developes mold! To prevent mold and arisen moisture content inside the unit you would only need half an hour ventilation twice a month.

Electronic equipment:
All electronic equipment work better when they are used regulary. Long brakes might cause dust collected inside the devices, which causes malfunctions. That´s why we use all electrical equipments (air conditions, stove, microwave, fridge, cooker hood) twice a month, to prevent it. If some equipment is not working properly, we report it to you. We also fix it, if you request so.

Water tubes and sewers:
The sewers starts to smell soon, when the humidity inside (traps) evaporates. This happens particularly in summer time, when many apartments are empty. If the water is not drained to the sewers in sinks, in showers and in toilets, the smell will spread to the apartment and especially to the textiles. When we check your apartment, we will drain water and flush the toilets. And of course we close the main pipe. Naturally during the check up, we look if there are any leaks in the pipes, so we can prevent major damages.

Poisonings:
Sometimes we can find some extra ”residents” in our apartment, who do not really belong there. Mostly small ants are looking for food leftovers and they find their way through even the cleanest apartment to find what they want. Sewer beetles and even cockroaches can come from the dried sewers. Spiders make their nests to the apartments where are a lot of insects. When we check the apartment we take a look for these unwelcomed guests and we will of course take care of them.

Flowers:
If you have flowers or plants in your apartment that need constant watering, we can do that twice a month during the inspection (or more if made special request). We can’t give a quarantee on their wellbeing though.
