We manage building whose owners want to keep them like a new

Unfortunately, many still have a childish image that the buildings stay in mint condition half-free, with the same rate of common maintenance fees that might have been originally collected years ago. However, in the real-world expenses tend to increase over the time due to inflation and several other factors, but the funds allocated for property management quite usually lags years behind. Too often the income of the buildings, most commonly consisting of annual maintenance fees, are too small for high-quality building maintenance and thus the repair debt increases over the time.

When BaanCare takes care of building management it always does it in a controlled and predictable way. We create and update annually forward-looking 2-5 year maintenance and investment plan with cost estimates. It is obvious that 10-year-old building already needs renovations, paintings, replacing furniture in public areas once or twice, etc. By proactively estimating these matters and costs we can provide best possible knowledge to Committees and AGMs to help and support their decision making. This is crucial in order to maintain the building in a mint condition, and to keep it like a new.

With or without Juristic Person Manager services

According to Condominium Act each condominium juristic person must have a manager, which can be a natural person or a company. BaanCare can provide this service with long and successful track-record. Alternatively, we can supply the Building management services to support the current Juristic Person manager to the extent that is mutually agreed based on the current need and desire.
