Building inspections and human resource management
By default, we do not offer our own Building Manager for the house unless the size of the house requires it. The staff working in the building acts as the daily officer(s) of the building. A building-specific daily checklist is prepared for them. Deficiencies, breaks, etc. are reported immediately to BaanCare’s work management. BaanCare’s management visits the house a couple of times a week to check that everything is in order and is working as agreed. BaanCare’s management costs are included in the price of the above-mentioned basic services.

Structure of the work day
Cleaning, maintenance, gardening, etc tasks under the agreement will be taken care of at the beginning of the day, usually starting from 9:00. Additional jobs such as resident jobs are mainly done after the mandatory daily routines.

Vacations and day-offs of the staff
Each employee has a weekly day-off either on Saturday or Sunday. If the house wishes, day-offs and other public holidays can be included in the service at an additional cost. BaanCare has 24/7 service phone for emergency cases outside office hours, day-offs and public holidays if something acute happens. Security service is performed as agreed on all days of the year.

Condominium’s small purchases and procurement
Accessories / spare parts of less than 2,000 THB are automatically procured from the housing association account to replace broken or defective ones. 2000 – 5000 THB procurement / work performance is approved by a juristic person manager or committee. Procurements of more than 5,000 THB will always be put out to tender if the Juristic Person manager deems it necessary.

About procurement
In Thailand, unfortunately, most often the selection criterion is price. The cheapest is not any better quality in Thailand than in any other country. It is by no means normal for building to replace water pumps, just for example, almost every year. BaanCare responsibly always also provides an option that meets Western standards.

Included and non-included costs
BaanCare prices only include the cost of work and the usage of basic tools / equipment needed to perform the work as mentioned in the basic delivery content. All the purchases are made on behalf of the building and are listed in the monthly accounts. The price therefore does not include any additional work, procurement, insurance, accounting or bookkeeping costs, translation costs, office furnishing costs, computer costs, government costs unless otherwise agreed or mentioned in the standard delivery content.

Mail items
If agreed so, BaanCare can receive mail items (letter and/or parcels) on behalf of the Condominium or its residents. BaanCare can also deliver said mail items to mail boxes, or provide short- and/or long-term storage to parcels. We will only handle the items that are authorized, and will handover shipments to their recipients after reliable identification. Please ask for more details.
